A Guide to finding a home in Singapore

Newcomers to Singapore will find the Singapore house-hunting experience slightly different from what they may be used to in their own home countries. It may be a good idea therefore to review the information below before leaving your home country, or prior to arriving in Singapore.

Housing options in Singapore

  1. Housing Development Board (HDB) properties

Majority of people (citizens and non-citizens alike) reside in HDB managed homes, which are available in various formats. The Board maintains and operates the properties to a high standard, including regular floor cleaning and external repairs and renovations. However, there will be disparity in their age, facilities provided, amenities available and appearance.

These rooms come fully furnished, but it is always a good idea to make an inventory of all the furnishing, including condition and any noticeable damages etc. Taking a video or pictures of the suites before you move in is highly recommended.

HDB homes usually rent for 1,500-2,800 SGD a month.

  1. Condominiums

Condos are often the high-end choice for people coming from abroad, but they also provide many facilities and amenities, including gyms, indoor sporting facilities, swimming pools, barbecue arrangements etc. Condos can vary in rent, depending on whether it is a “standard” or an Executive condo, and depending on the lifestyle choices made available. A low-end condo could start from 3,000 SDG, with prices graduating higher.

  1. JTC

There are also HDB-like homes that have been built by a company called Jurong Town corporations(JTC). While almost similar in shape and size as the HDB homes, JTC homes have two major challenges: Firstly, they come unfurnished, and secondly there is great demand for them. Hence, you may have a long wait to get a JTC home because of the wait list. However, with a 3-bedroom JTC house renting for roughly 1,800 SGD a month, this may be a cheaper option for those planning on longer-duration stays here in Singapore.

  1. Renting a Room

Room sharing is popular where bachelors are looking for single-room homes to live in, and are willing to share the room with others. Many families in Singapore offer single rooms, on shared basis, to individuals looking to save on high rental costs. If you have people you already know here, check with them first if they will share a rental room with you. Some families will also include a meal or two, as well as internet access along with the monthly rent. Shared Rooms will usually rent starting at 500 SGDs a month.

What to look for in a home

Before finalizing a rental agreement, make sure you have considered the following:

  1. Proximity:

How far is the room from your work location?

  1. Access to public transport:

Is there a convenient MRT (subway/rail line) or bus point from your home?

  1. Amenities:

Are amenities (shopping centers, groceries, food and dining outlets) located close by? If you have school-going kids, how far do they have to travel to get to school?
