Penn 49, recently completed a project on a house in the mews. The unconverted house initially costing £2 million and was then subject to a second application to amend the property plans.
With no outdoor space the challenge was to create structural innovation within the 1,800 square foot space. The windows were enlarged to a floor to ceiling kind of size. A staircase, compact in size was installed to link the floors without compromising space. A curveball was thrown when it was clear the roof needed replacing.
The goal of the property was to create a lateral living space. A regulation required unwieldy fire doors, to get around this sprinklers were introduced to cover any flames in a thick mist. The space also had some visually appealing open brickwork so to keep this look while offering insulation the solution was to add insulation but cover it with authentic weathered brick slips. Flooring was set as limed oak boards and putty coloured carpeting on the stairs.
The personal project cost around £480,000 which seems steep but because properties in the area sell for around £1,600 to £2,000 per square foot and the property is a sizeable 1,800 sq ft he will undoubtedly see a return on his investment.
The project only lasted six months due to a resourceful contractor, his advice was to find a contractor that is well rated and stick to your vision.
